Bungalow Conversion
Bell Structural Engineering Ltd were appointed by the property developer to provide structural design and drawing services for this bungalow redevelopment in 2023. The developer wanted to add a storey to the property.
A structural feasibility study was carried out to initially determine the residual loading capacity available within the foundations and bearing strata. This enabled us to collaborate with the design team to produce a suitable structural strategy for the redevelopment.
We added value to this project by engaging with the design team early, presenting our proposals for structural load paths and working together to provide a suitable scheme without the need for foundation strengthening.

Commercial to HMO Conversion

We were appointed by the property developer to provide structural design and drawing services for this commercial building redevelopment in 2021. The building was converted to a 14-bed HMO. We also advised on local external repairs to the building to address localised defects observed during our scoping visit to the site.
Our structural input comprised assessing the altered structural load paths as loadbearing walls were partially opened-up to create the desired architectural layouts.
We added value to this project by working with the design team to promote use of the most structurally efficient and cost-effective construction materials. Our structural strategy considers the reconfigured structural load paths and implements control of the concentrated bearing stresses at the supports of the new lintels.
